Selling Because of Divorce Requires Special Expertise

Selling your property as part of a divorce is often emotionally and financially difficult. When considering whom to hire to help you with your sale, it’s important that you hire a real estate team that is experienced with helping clients in this unique situation.

A divorce sale does not appear any different to a buyer than any other sale, but the seller’s side is quite different. Sometimes the process involves multiple attorneys and family court, but not always.

Sometimes one partner wants to buy out the other partner and keep the property.  For the benefit of both parties, a licensed appraiser familiar with the area is recommended to help value the asset. Realtors are able to provide a Broker’s Price Opinion, but it is often forward looking, whereas an appraiser will value the property using historical data, regardless if the market is trending up or down.

For couples who wish to sell and move on, a Realtor’s price opinion is usually the better option.  We can walk you thru the preparation, marketing and sales plan and present you with a concrete timeline to work from. We can coordinate with your legal counsel to deposit seller's’ proceeds into a single or multiple accounts - often we are directed to wire proceeds into a trust account for supervised distribution.
